How these buildings are put together

A two- or three-story block on Tennyson Road or around Southgate is built to one pattern with variations. There is a street gate or an entry door with a buzzer panel beside it. Behind it is a courtyard, a walkway or a stair. Off that are the unit doors, each with a knob and, in the better buildings, a deadbolt. At the back is a carport or a lot. Somewhere in the entry is a bank of mailboxes and, often, a laundry room on its own key.

That means every trip in or out passes through two locks, and the one that gets used two hundred times a day is not your own. It is the entry. A unit deadbolt is turned maybe six times a day and lasts twenty years. The entry door swings, slams, gets held open with a brick during a move, takes a shopping cart in the ribs, and stands in the wind. It is always the first thing in the building to stop working, and when it does, everyone in the building notices at once.

Five reasons an entry door stops catching

First, the closer. A door closer is a hydraulic arm that pulls the door the last few inches and, when its oil has thinned or its valves have drifted, it stops pulling hard enough. The door touches the frame and rests there. Second, the strike is out of line, usually by a quarter of an inch, because the frame has moved or the hinges have sagged. Third, the deadlatch plunger, the small pin beside the main latch, is landing on the edge of the strike instead of the face of it, so the latch can be pushed back by hand. That last one is the fault that makes a locked building unlocked without anyone noticing.

Fourth, hinges. Twenty years of a heavy door on three screws in soft wood or a bent hinge leaf drops the door a few millimeters, and a few millimeters is enough. Fifth, and only fifth, the lock itself. Four of those five are adjusted rather than replaced, and adjusting is far cheaper than new hardware. A technician who quotes a new lock before checking the closer, the strike, the plunger and the hinges has not looked at the door. Entry and storefront door work is $145 to $429, and a good many of these visits sit at the low end because what was needed was alignment and a closer.

What is not a lock at all

Some entry faults are electrical and it is fairer to say so than to bill them as locksmithing. If the panel buzzes, the strike clacks and the door still does not open, the release is probably working and the door is being held by the closer, the weatherstrip or a misaligned strike, which is a hardware fix. If the panel buzzes and nothing clacks at all, the electric strike or its wiring is the problem, and that is named on the call as what it is.

If the handset in a unit is dead while the neighbors work, that is usually the wiring to that unit. If nobody's handset works, it is the panel or its power supply. And if the directory beside the panel still lists tenants who left in 2019, that is nobody's emergency but it is worth an owner's attention, because a visitor buzzing the wrong unit until someone releases the door is how a locked building becomes an open one.

Locked out at the gate at eleven at night

The call from these blocks usually comes from the wrong side of the entry. Somebody went down to the carport with a laundry basket, the gate closed behind them, and the keys are upstairs on the counter. A lockout is $115 to $199 and the gate is part of it; the entry is opened first, then the unit door, and both are opened without damage. Nothing extra is charged because there were two doors instead of one.

Three things asked on the call make it faster. The unit number, because the numbering in these buildings rarely follows the street and a technician standing at the wrong stair is losing your time. Which entrance the unit belongs to, front, side or carport. And whether a neighbor can let the technician into the courtyard, since the unit door is out of reach until someone or something opens the entry. At the door an ID and the lease on a phone are asked for, the same proof asked of a homeowner. Renting your door does not make it less yours.

What an owner or a manager can put right in one visit

Owners and managers who look after a building on these blocks get the most out of a single booking. In one visit the entry closer is adjusted or replaced, the strikes on the entry and the laundry room are lined up, the deadlatch plungers are checked on every common door, a unit that has just turned over is rekeyed at $24 to $39 per cylinder, and the mailbox cylinder in the entry, where the box belongs to the building, is changed with it. The $89 service call is counted once for the whole visit rather than once per door.

For a building of eight units and up, the round is easier on one key. A small master key system means the manager carries a single key for the entry, the laundry, the trash enclosure and every unit, while each tenant key opens only the entry and their own door. That is quoted for the building, with the doors and the key count in the quote, rather than taken off a price list. Access control on an entry that four different shifts of cleaners and gardeners pass through is quoted the same way.

What to say when you call

Say the building number on Tennyson or the cross street, the unit number, and which door is the trouble: the street gate, the entry with the panel, the laundry room or your own. Say whether the panel is doing anything when a button is pressed. If you are outside at night, stay where the technician will reach you rather than walking to a neighbor's, because twenty-six minutes of arrival gets spent looking for you otherwise.
